Identify what is being presented

Begin with the property address or parcel reference, municipality or county jurisdiction, current use, proposed concept and the submitting party’s role. State whether the opportunity concerns a sale, option, land contribution or another proposed arrangement. Identify asking terms as asking terms, not accepted economics.

Confirm your authority to share the material. A preliminary introduction should avoid private financial records, unapproved personal information and confidential agreements.

Copy this submission checklist

  • Property: parcel identifiers, approximate area with source, current improvements and location context.
  • Rights: ownership or representation status, what is offered, known restrictions and time-sensitive conditions.
  • Use: current designation, proposed use and unresolved entitlement questions; attach evidence rather than claiming approval.
  • Site: available survey, access information, utilities, environmental and flood questions, with dates and limitations.
  • Market: customer hypothesis, competing options and the source of any rent, price or absorption estimate.
  • Economics: asking consideration, known cost items, missing estimates and any financing assumptions clearly marked conditional.
  • Request: the specific response sought and a contact who can answer follow-up questions.

Make uncertainty easy to review

For example, “seller reports utilities nearby; provider capacity and connection cost unconfirmed” is more useful than “ready to build.” List documents available now separately from documents requested or unavailable.

An introduction does not establish acceptance, representation, a brokerage relationship or a commitment to transact. Use the contact route for an initial nonconfidential scope discussion, and agree an appropriate process before exchanging sensitive material. The site checklist can help organize subsequent investigation.
