Use a common decision basis
For each option, state the expected timing, additional spending, operating assumptions, funding conditions, and cash obligations remaining afterward. Compare net sale proceeds after relevant costs with a hold case that includes maintenance, reserves, and debt payments. Refinancing requires both a closing reconciliation and a post-closing operating schedule. Redesign may require new professional work and approval review. Declining before acquisition is different from abandoning obligations after contracts are signed.
A fictional choice before closing
A fictional site supports the intended use only after a drainage redesign, while the original plan also relies on unsupported rents. The sponsor compares a revised scheme with a lower land offer and the option to decline during the available diligence period. The decision is to decline unless the revised scope and price satisfy documented funding and demand conditions before the deadline. Past investigation spending does not make the remaining investment sound; it is already incurred and should be identified separately.
Name the evidence that could change the answer
A decision brief should identify the current preferred option, the alternatives rejected, and the specific information that would reopen the comparison. Avoid presenting an unavailable loan extension or unapproved use as an executable alternative. Professional, lender, and legal review may be needed before implementation. No option guarantees preservation of capital or a particular return. If the comparison uses an IRR, show the dated cash contributions and distributions that produce it so timing assumptions are open to review.
