Research before presence

Expansion should follow a reasoned view of opportunities and operating requirements. The first questions concern users, product fit, land constraints and the people needed to investigate them. A familiar city name or a strong regional narrative cannot tell us whether a particular site makes sense. Prospecting leaves room for the evidence to say no.

Treat markets separately

Miami-Dade, Broward, Palm Beach and communities farther north should not be collapsed into a single investment story. Municipal rules, infrastructure, product alternatives and the relevant customer can differ. Research needs a defined geographic boundary and a clear distinction between historical information, current verification and assumptions about the future.

Conversations worth starting

Local professional relationships and well-framed opportunity discussions can help inform this research. Introduce your role, the jurisdiction and the specific question you want to explore. Do not send confidential deal material at first contact. Any partnership or advisory discussion would need its own agreed scope. This expansion page is not an announcement of an office opening, an acquired site or an investment offering.
