Investigate water and access early

Flood information, drainage, elevation, access and utility service should enter the review before a preferred design becomes fixed. FEMA's Map Service Center is an official starting point for flood-map research, not a declaration that a parcel is safe or ready to build. Surveyors, engineers, insurers and the responsible authorities answer different parts of the question.

Examine the operating assumptions

Ask who the property is intended to serve and how that use affects maintenance, insurance, occupancy and revenue assumptions. Test the consequences of a slower schedule or a different operating cost. Avoid treating one coastal or inland location as representative of the entire region; the relevant comparison needs to match the proposed product.

Keep the scope specific

This page provides a regional perspective rather than a published list of completed projects. For a professional inquiry, summarize the location, stage and decision you need to make, without sending confidential documents initially. A business review can organize the questions, but it cannot replace technical due diligence, insurance advice or a jurisdiction's approval process.
