Define the family and the footprint
Choose a year-round household looking for more space without assuming demand for every possible lot. Establish a preliminary home and lot specification, then ask qualified consultants to map developable areas, possible wetlands, buffers and stormwater needs. Keep gross area, constrained area and tentative saleable lots separate. A generous-looking parcel can still produce an inefficient road or utility layout.
Coordinate planning and service questions
First confirm whether the site is unincorporated or within a municipality. For county land, use Martin County’s comprehensive plan as the policy starting point and seek the applicable parcel rules and review requirements. Investigate water, sewer or any proposed onsite system with the responsible providers and agencies. Treat capital improvement references as research leads, not a commitment that infrastructure will reach the site on a developer’s schedule.
Value the unresolved conditions
Screen flood mapping, then obtain the site-specific investigation appropriate to elevation, drainage and environmental conditions; a map search is not clearance. Price roads, offsite connections, maintenance obligations and professional studies before estimating a supportable land payment. Compare a reduced yield with the seller’s expectation. The decision brief should state which capacity or conservation finding would trigger redesign, renegotiation or withdrawal, and when that evidence must be obtained.
