Measure the bottleneck
Review the team's ability to investigate, coordinate professionals, authorize changes, forecast cash and operate completed assets. Identify work that depends on one person or vendor. Count unresolved decisions and upcoming demands, not just available calendar hours. A capable team can still be overloaded when several projects require the same specialist or approval window.
Map shared exposure
Compare financing maturities, guarantee support, insurance, customer demand, capital needs and management resources across the portfolio. Separate addresses do not necessarily provide independent risk. Ask what happens if opening delays and capital requirements occur together. Document which obligations already exist and which capacity claims remain assumptions requiring evidence.
Apply a gate to growth
Imagine a hypothetical team considers a second market while its current property still needs substantial handover support. Before committing, assign the operating backlog, verify management coverage and prepare a combined cash and decision calendar. The appropriate recommendation may be a bounded research effort instead of acquisition. Expansion can resume when named conditions are met, not merely when enthusiasm returns. This is an operating discipline, not a claim that growth is always undesirable or that a checklist can guarantee successful delivery.
