Name the deductions

In this educational convention, NOI equals effective property income less recurring operating expenses. Financing, income taxes, depreciation, replacement-reserve funding, and major capital work are outside NOI. Other models may classify items differently, so compare definitions before results. Effective income reflects modeled vacancy and collection effects rather than assuming every scheduled rent dollar arrives. A reserve contribution below NOI still consumes cash even though it does not change this operating metric.

A fictional distribution request

Imagine a fictional rental property whose operating report shows positive NOI. An owner requests a distribution, but the upcoming debt payment and scheduled reserve contribution absorb much of the operating cash. A roof intervention requires a separate capital decision. The manager reconciles NOI to cash after these obligations and checks restricted balances. The decision is to defer the distribution until required payments and retained liquidity are covered, not to characterize the operating report as wrong.

Read the ownership layer

Simplified pre-tax cash flow is NOI less reserve funding and debt service, with other exclusions stated. That calculation still does not allocate money among owners or address individual taxes. Distribution permissions, unpaid liabilities, and capital obligations depend on actual documents. Ask for the period, numerator convention, cash adjustments, and authority to release funds. Capitalization analysis can then use an appropriate stabilized NOI without pretending the resulting property value is spendable money.
