Identify the denominator and date
A cost-based limit depends on which expenditures the lender recognizes as eligible. A value-based limit depends on the valuation basis, such as current condition or an assumed completed and stabilized condition. Do not silently replace current value with future value. Specify whether the debt amount is the committed facility, outstanding balance, or proposed permanent loan. Ratios calculated using different definitions should not be presented as interchangeable measures of safety.
A fictional equity surprise
In a fictional acquisition, the sponsor assumes that a construction-cost increase will automatically support a larger loan. The lender's preliminary structure also imposes a valuation limit, and the assumed value has not increased. The sponsor reconciles both constraints and tests payment capacity. The decision is to seek an approved scope reduction or identified additional equity before accepting the higher construction commitment. Adding cost does not itself create collateral value or an obligation for the lender to advance more money.
Compare all binding constraints
Where multiple lending limits apply, the lowest supported amount may control, subject to the actual underwriting method and documents. Coverage, debt yield, liquidity, recourse, and draw conditions can further restrict availability. A percentage applied to a budget is not a financing offer. Document excluded costs and cash needed before reimbursement, then link the result to sources and uses. When evaluating a refinance, repeat the analysis with the new valuation, payments, and payoff obligations rather than carrying the construction loan assumptions forward unchanged.
